This type of listing is the most commonly used. Typically, it is the most effective. With this type of listing, a single agent is selected to do everything to sell your house. An Exclusive Agency listing allows a Realtor to market your home and enter it into the MLS. The agent will receive a commission if the home is sold through a Realtor. He will NOT receive a commission if you, the seller, find a buyer on your own. This often creates challenges because is confuses buyers. It is typically best to avoid this type of listing.
In this process, the seller truly is in control. I provide sellers with all the information that they need to decide on whether or not to pay for repairs. When the buyer orders one or more home inspections, you have no obligation whatsoever to make repairs or modifications because of those inspections.
